Courtland's independent fiduciary services are structured to accommodate a client's specific objectives. We address projects as broad as investment planning and portfolio evaluation, and as narrow as pooled fund reviews and property-level transactions. One investor may require assistance executing established investment strategies. Another investor may wish to evaluate the opportunities for exiting pooled fund investments and repositioning its portfolio. Yet another investor may simply require property-level acquisition or disposition due diligence services on a limited or ongoing basis. Courtland is capable of addressing each of those needs.
Courtland professionals previously have made recommendations concerning the acquisition or disposition of more than $2.0 billion in pooled fund and direct investments.
Acquisition due diligence has included core investment in office, retail, multi-family and industrial properties, as well as alternative or non-core investment in areas such as distressed property redevelopment, single-family housing development , golf course/resort communities and economically-targeted investments. Courtland is capable of assisting with acquisition/disposition strategy, transaction structuring and capital sourcing.
To the extent that our firm requires the input of other third-party experts, such as architects, engineers, appraisers, accountants, or the like, we have the relationships and experience necessary to identify and retain such experts on our client's behalf. We carefully evaluate any third-party reports or recommendations for reasonableness before utilizing them in our analyses.
We identify and examine all issues which may impact upon an investment in or ownership of the asset in question, and can actively assist in resolving those issues. The independent fiduciary's role is to protect its client. At Courtland, we do that with objectivity and a careful attention to detail in our work.
