In 1996, Courtland established a strategic alliance with the Real Estate Industry Services

Market Economics - Property Market, Submarket, Peer Group Analysis: In-depth market research
for use in valuation, due diligence, acquisition and disposition decisions. This work provides
a high level of detail to allow for realistic inputs for discounted cash flow and other analyses .
Market Cycle Research: Quarterly analysis and future estimates for 66 major metropolitan markets
and 60 secondary markets in the four major property types. These cycle analyses provide five-year
future estimates of vacancy rate movements and rental rate movements by market, along with strategies
for acquisition, asset management and disposition. This research can help identify problem
investments in the portfolio and formulate more effective disposition strategies.
It allows for swift, efficient identification of risks and opportunities with a real estate
portfolio.
Diversification Analysis: Yearly geographic, economic, supply side and cycle analysis. This
analysis is utilized to identify different risks in the portfolio and to aid in reducing those
risks. Diversification analysis is provided on a quarterly basis as part of the performance
measurement process.
Trend Research: Yearly analysis of property type trend changes. This research examines major
trend changes that affect each property type in their supply, demand and capital market movements.
