The performance of real estate is not always consistent with initial expectations. Similarly, real estate owners' and investors' objectives can change over time. To accommodate both of these occurrences, Courtland offers workout and restructuring services which provide our clients with creative solutions for nonperforming and underperforming investments.

Our workout and restructuring activities have occurred in the context of both real estate debt and equity investments, as well as distressed pooled fund and direct investment structures. Courtland's principals have worked out or restructured more than $300.0 million of real estate holdings.

As a result of their diverse professional educations and training , the members of our firm examine issues from a variety of perspectives. Our experience has shown us that there is seldom one ?right? answer in working out or restructuring a problem investment , so we aggressively explore a range of alternative solutions. We work with the client to select the most suitable solution given the client's resources, risk tolerance and investment circumstances.

Strategic Alliance with Price Waterhouse Coopers LLP

In 1996, Courtland established a strategic alliance with the Real Estate Industry Services Group of Price Waterhouse Coopers LLP, including the PWC Real Estate Research Group and Real Estate Capital Markets Group. The Real Estate Research Group brings to Courtland client engagements dynamic, forward-looking research in the following areas:

Market Economics - Property Market, Submarket, Peer Group Analysis: In-depth market research for use in valuation, due diligence, acquisition and disposition decisions. This work provides a high level of detail to allow for realistic inputs for discounted cash flow and other analyses .

Market Cycle Research: Quarterly analysis and future estimates for 66 major metropolitan markets and 60 secondary markets in the four major property types. These cycle analyses provide five-year future estimates of vacancy rate movements and rental rate movements by market, along with strategies for acquisition, asset management and disposition. This research can help identify problem investments in the portfolio and formulate more effective disposition strategies. It allows for swift, efficient identification of risks and opportunities with a real estate portfolio.

Diversification Analysis: Yearly geographic, economic, supply side and cycle analysis. This analysis is utilized to identify different risks in the portfolio and to aid in reducing those risks. Diversification analysis is provided on a quarterly basis as part of the performance measurement process.

Trend Research: Yearly analysis of property type trend changes. This research examines major trend changes that affect each property type in their supply, demand and capital market movements.

The Price Waterhouse Coppers capital markets group in New York provides Courtland and its clients with perspective on where real estate capital is flowing, the types of transactions that real estate capital is targeting and the impact that such capital flows will have on our clients' investments and investment strategies.
